High Quality Rentals at Great Prices for Well Qualified

Hello:
My
wife and I became reluctant landlords last year when I found a 60 year
old bungalow that I wanted to "save". Our house at the time (29 Etowah Lane) was
my first home that I had built to my specifications about 8 years
earlier. In a depressed real estate market, we knew it wouldn't be smart to sell,
so we decided to rent it out for a while. Although we took care of
the house, it had the inevitable wear and tear you'd expect from 8 years
of living there. We spent nights after work and a few weekends to get the
house in like-new condition and then moved into our bungalow project (which the
first mortgage company wouldn't underwrite because they stated it was
"uninhabitable" - don't worry, it's much nicer now, but still needs lots of
work).
We carefully screened applicants
and finally found a great family who was moving into the area for a few years
for a local construction project. In April 2008, we acquired a town home that
we've applied the same formula, although in the case of the town home (30
Berkeley Place), we've made it better than new with flooring and staircase
upgrades and some new appliances (I even found a great deal on a brand new
stainless refrigerator).
Now, in August 2008 we have added a third
property. Another town home but this one closer to the heart of Cartersville
in a beautifully maintained neighborhood: Timber Ridge. Once again, I have refurbished this town
home to be better-than-new with a wood staircase, new carpet, fresh paint throughout,
two new ceiling fans, new mini blinds, and some incredibly thorough cleaning.
Our
experiences so far leads us to believe there is a market for upgraded, like-new
rentals for responsible adults and families at about the same rent or less that
you'd pay for a shabbily maintained apartment.
