






Application
Process
To rent one of our properties, does you credit have to be
perfect? Do you have to have previous landlord references? Not necessarily. Our
application process is thorough, but flexible, to take into account lots of
different life situations.
Typically, we require the
following:
- Proof of income - monthly income must be at least 3 times the amount of
the monthly rent. If self employed you must provide last year's tax documents.
- Previous landlord references (if no previous rentals, you may substitute
references from school faculty if a recent student, or proof of prior home
ownership if you've always owned)
- Employer reference
- At least 2 personal references
- Satisfactory credit (There is a $38 application fee per application to
cover our exact cost of the credit check.)
- No violent crime or theft convictions.
If you have special circumstances, but still
feel you will qualify, please let us know your situation and we will do our best
to accomodate. However, any sort of fraud on your part with the application
process will result in your prompt eviction per Georgia Code if it is discovered
that documents were falsified or references were
staged.
For our properties, we have the following
guidelines:
- At the start of your lease, we can set the rent due date for any day of
the month you prefer. You just pay the pro-rated amount for the days prior to
that date upon move-in and then your monthly rent is due on that date
thereafter.
- Occupancy can not be more than 2 persons per bedroom in the home. For the
30 Berkeley Place town home, this would mean a maximum of 4 persons. For the
29 Etowah Lane home, this would mean a maximum of 6 persons. This is
consistent with Federal Fair Housing guidelines.
- Anyone over 18 living at the property must submit to the same application
and screening process and sign the lease (even if married).
- Your security deposit is kept in a separate interest bearing account - you
are provided the account number in the lease documents.
- The security deposit is refunded (WITH INTEREST) once you move out and we
have inspected the property for damage. It will be refunded via U.S. Mail to
your forwarding address within 15 days.
- You are expected to report any needed repairs within 24 hours of
occurence.
- We cover any HOA dues as part of the rent. Utilities are the
responsibility of the tenant.
- No pets prohibited by our insurance will be considered. This list
includes: Akita, Alaskan Malamute, American Staffordshire Terrier,
Bullmastiff, Chow Chow, Doberman Pinscher, Great Dane, Pit Bull, Presa
Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Wolf Hybrid
or any mix of the follow breeds. Also prohibited is any animal who has
previously bitten or injured any person. This list is directly from my
insurance company and they go on to say "This list is not inclusive of all
ineligible animals." Therefore, if I think your breed dog may be an issue with
my insurance company, I reserve the right to consult with them first, before
allowing you to sign a lease.
- You will always be given at least 24 hours notice if we need to access the
property for any reason.
- Upon request, we are happy to provide a pre-move-out walk through to
assess any conditions that may affect the refund of your security deposit. In
many cases, small items are easily remedied by the tenant less expensively
than us having to hire someone using your security deposit. You are
not responsible for normal wear & tear.
We are also
flexible about any other special needs our tenants may have. If there is
something that is important to you that you would like to see as an improvement
or enhancement to the property, either while considering to rent from us, or
after you've moved in, please let us know. We may be able to come to a
reasonable arrangement to fulfill the request.
